Abstrakt
Kostivere mõisa teenijatemaja näol on tegu Muinsuskaitseameti kultuurimälestiste riiklikusse
registrisse kuuluva ehitismälestisega, mille seisukord on avariiline. Hoone kuulub
mõisaansamblisse ja omab väärtust, mis väärib säilitamist. Käesoleva töö eesmärgiks on
teenijatemaja tehnilise seisukorra hindamine ning sellest tulenevalt pakkuda välja lahendusi
hoone restaureerimiseks. Selleks tutvuti mõisa ja hoone ajalooga, objektil viidi läbi visuaalne
kontroll ning mõõdistati hoone. Hoonele koostati muinsuskaitse eritingimused
restaureerimisprojekti koostamiseks. Puittarindite niiskussisaldust uuriti seadmega Brookhuis
FME ja jääkristlõigete kontrollimiseks kasutati seadet Resistograph®
4453-P. Visuaalse
hindamise ja mõõtmistulemuste põhjal koostati hoone joonised arvutiprogrammiga ArchiCad
16. Kahjustuste kohad kaardistati ning on toodud joonistel. Omaniku poolse
restaureerimiskontseptsiooni puudumise tõttu pakub töö autor välja kaks kontseptsiooni, mille
alusel hoonet restaureerida. Esimese kontseptsiooni kohaselt vahetatakse välja hoone
katusekattematerjal ning restureeritakse hoone olemasolevas mahus. Teise kontseptsiooni
puhul teostatakse lisaks esimesele, katusekorruse väljaehitus. Mõlema kontseptsiooni puhul
tehakse katuse- ja vahelaetarindite tugevuskontrollid ning pakutakse välja lahendusi hoone
restaureerimiseks. Tuuakse välja soovituslikud sõlmede lahendused. Antud lahendusi ja
metoodikat on võimalik kasutada sarnaste ehitusobjektide restaureerimisel ning
renoveerimisel.
Kostivere manor’s servants’ house is under heritage protection, but it’s technical state is accident-prone. Servant’s house belongs to Kostivere manor’s architectural ensemble, which makes it valuable and worth to conserve. The aim of the master’s thesis was to evaluate Kostivere manor’s servants’ house and propose solutions for restoration. Therefore research of manor and servants’ house history was made, building measuring and in situ assessment was also made. Building was assessed visually and with non destructive methods to get overview of the bearing structures and details. Special conditions of heritage conservation was compiled to describe cultural heritage structures and details of the building. Timber structures assessment with resistance drilling device Resistograph® 4453-P was made to determine wood structures cross-sections and wood moisture content was measured with Brookhuis FME. Design drawings that were made by using ArchiCad 16 were outcome of visual assessment and measuring. Damaged areas were mapped and shown in drawning. Two possible concepts for restoration were offered by author due to lack of ideas from the owner. First concept comprises exchange of the old roofing to new roof tiles. Existing bearing solution will not be modified unless reinforcement is needed. Second concept in additon to first concept is to create livingroom space to second floor. Solutions for restoration project roof bearing structures and ceiling joists were based on strength calculations, which were made for both restoration concepts. Solutions offered to restoration project consists different recomendations based on joint drawnings. Offered solutions can be used on restoration and renovation of similar objects.
