Abstrakt
Kinnisvara on oluline osa riigi majandusest ja eluaseme ostutehingud kajastuvad
sisemajanduse kogutoodangus ning seetõttu on väga oluline uurida eluaseme ostutehinguid
mõjutavaid tegureid.
Eluaseme tehingute arvu ja väärtust enim mõjutavateks teguriteks on sisemajanduse
kogutoodangu aheldatud väärtus, intressimäär ja töötuse määr.
Empiirilises analüüsis, kus võrreldakse eluaseme tehingute arvu ja tehingute väärtust
mõjutavaid tegureid, jõutakse arusaamiseni, et kolm eelpool nimetatud tegurit mõjutavad
rohkem tehingute arvu kui väärtust. Analüüsi käigus avastatakse huvitava asjaoluna, et kolme
teguri kohta tehtud regressioonanalüüs annab loogilisemad seosed kui üksikute tegurite kohta
tehtud analüüsid.
Käesolev töö on heaks infoallikaks kõigile, kes soovivad saada ülevaadet Eesti eluasemeturul
toimuvast. Autori arvates saab käesolevat tööd edasi arendada, kasutades pikemat
uurimisperioodi ja/või suurendades eluaseme tehinguid mõjutavate tegurite arvu.
Real estate is an important part of the national economy and housing purchases are reflected in the gross domestic product, which is why it is important to study the factors that influence it. The factors that influence the number and value of housing transactions most are the gross domain product chained volume measure, the interest rate and the unemployment rate. The empirical analysis comparing the factors influencing the number and value of housing transactions produces an understanding that the three aforementioned factors influence the number of transactions more than the value. One interesting aspect discovered during the analysis is that the regression analysis conducted on all three factors provides more logical connections than the analysis conducted on individual factors. This thesis represents a useful source of information to anyone interested in gaining an overview of what is occurring on the Estonian housing market. In the author's opinion it could be developed further by implementing a longer research period and/or increasing the number of factors influencing housing transactions.
